The Decision
After much consideration and contemplation you have come to the conclusion that it is time to follow the American dream and buy a home. Or, you may have decided to relocate to a more desirable area. Perhaps you would like to make a real estate investment and need more information to see what is out there. Whatever your real estate interest the basic process is going to be somewhat similar.
Deciding to take that step to browse the real estate market can be the hardest step in the process.

Viewing the Property of your Choice
Now we are on our journey into the market.... I have enough criteria to start sending you listings. I can send them via fax machine, email or "snail" mail, whatever is most comfortable to you. Your job will be to view your listings and decide what you would like to "see". Perhaps you are not ready to view properties yet and would just like listings sent to "watch" what the market is doing before you make your move. That is okay too.. take your time! This is a life decision that needs to be completely comfortable for you. I am patient and more than willing to guide you along this process. We will schedule appointments to view properties at your convenience.
Making an Offer
"This is the one!"..... Now that you've found the house of your dreams....what happens next? We will sit down together and write up an "offer". I will explain the puchase and sale agreement step-by-step. Most offers to buy will require some level of negotiation to come to agreement between the buyer and seller. As your agent, I will make this as easy as possible for you right through to the acceptance of your contract.
Home Inspection:
You now have a "window" period to inspect your property. Lets turn the place inside out and upside down so you are completely satisfied with the prospective property of your interest. This may include a general building inspection, radon testing, & septic and well testing. It is these professionals job to answer any of your questions and inspect the property to your satisfaction.
Bank Commitment
While we do "our thing" with inspections, etc. Your lending instituion will be doing "their thing" with may include an appraisal of the property and sometimes their own inspection to best serve you. After the property meets their lending guidelines they will "commit" to finance your real estate interest. The will schedule a closing time and date once all documentation has been satisfied. We are on our way......!
Closing
The time has finally come! Usually 30-45 days after this process began we all sit down together, Buyers and Sellers, and close the process. Rest up, there is alot of signing at your end of the table! Congratulations, here are your keys! See, it was much easier than you thought.
